To my knowledge, this special tax doesn’t affect the sale of one’s primary house of residence.
However, quite a few people own many properties, some that they rent out while others are renovated and resold at a good profit. Condos are popular; the homeowner buys into a condo project during the construction phase, buys more than one condo, rents it out, and resells it once built or a few years later.
And then, the house flippers of which you don’t need to have a company to engage in house flipping.
Rents are very high because of the people that play these games.
Don’t forget, Sassy, that an inheritance of property is also deemed a sale by the government, which triggers the capital gains tax. This will largely prevent parents from passing down cottages, farms and all other fruits of their lifelong toil because the tax bill will be too high for the younger generation. Note, too, this comes at a time of the greatest wealth transfer in history–from aging boomers–down.
It amounts to the murder of capital by this government, which will chase it out of the country.
